Fixed-fee vs 1% property agents in Singapore: I sold my HDB with Bluenest

When I sold in 2021, 1% was the cheap option. The seller market has moved since then — now there are more choices, including flat fees around S$2k. Here's my Bluenest experience, and how the options look now.

Usual market rate for sellers is still roughly 2%, with buyers around 1%— CEA doesn't fix commission; it's negotiated. (PropertyGuru guide.) Back in May 2021, paying 1% instead of ~2% was already a meaningful cut. That was the cheap option I could actually find then.

I sold my HDB flat with Bluenest at 1% — around S$5k+ total. Versus the usual ~2%, I saved roughly the same again. I'm not going to state the sale price or the exact fee — those aren't the point. Bluenest's agents did the viewings: I was at the unit, but the agent introduced the flat and the surroundings to buyers. That mattered to me — I didn't want to pitch my own home every weekend.

Since then the menu has widened. Flat-fee HDB packages around S$2k are on the table now, and Bluenest is still advertising 1% + GST. Advertised fees below checked 13 Oct 2026; always re-check before you sign.

Fixed-fee and low-commission options now

Same usual ~2% baseline — but more ways to pay less than that. Prices checked Oct 2026. Links go to each agency's own pages (or archive, for Bluenest's old DIY tier).

A bit more context on Bluenest: launched 2019, still active. Fee is 1% + GST, paid only on a successful sale; agents attend handover. In 2019 they briefly had a S$988 DIY tier — that was gone by Aug 2020 (bluenest.sg; Nov 2019 archive).

Flat fee vs 1%: still not sure

Honestly, I'm not sure which I'd choose next time. In 2021 the decision was simpler — 1% full service versus the usual ~2%, and I valued not having to pitch the unit myself. Today I'd definitely consider a flat fee and hosting the viewings myself. The savings are real — closer to ~S$2k + GST instead of a percentage.

The catch, for me: the agent still has to actually send buyers your way. Hosting yourself only helps if there's real traffic and listing exposure behind it. If the leads don't show up, you're just standing in an empty flat on a Saturday.

Who each option suits

  • 1% full service (Bluenest, Ohmyhome full service) — you want an agent on viewings and handover, and you're fine paying a percentage rather than hosting every slot yourself.
  • Flat fee, owner hosts (Homeseller, Fairnest) — you're comfortable showing the flat, want a fixed HDB fee around S$1,999 + GST, and (for Homeseller) like that it can be non-exclusive. Fairnest takes over from offer.
  • Flat fee with viewings included (MOGUL) — you want a fixed HDB fee (S$2,888) or their 0.8% alternative, with viewings in the package, paid upon sale.
  • Docs-only (Ohmyhome S$1,688 + GST) — you already have a buyer and just need the paperwork done.

Forum threads (don't attribute these to any named brand) commonly flag: you host viewings yourself on some packages; less incentive to push price; some packages require selling near an internal valuation or revert to 2%. On the flip side: big savings, and nothing upfront. See r/askSingapore and HardwareZone.

Read the agreement. Fixed fee and 1% only help if the scope matches what you actually need.

Commission saved → the next home's reno

Example only — say you sell a S$600k flat:

  • Usual ~2% seller commission ≈ S$12,000
  • 1% ≈ S$6,000
  • Flat fee ≈ S$2,000 + GST

That gap — a few thousand to nearly ten thousand versus 2% — is carpentry, flooring, or a chunk of wet works on the next place. When I look at renovations I've lived through, every dollar that doesn't go to commission is budget I can put into the home instead.

If you're planning the next reno after a sale, start with the Singapore renovation contractors I use, and read the recent EC remodel walkthrough (or the older HDB renovation story from Sengkang) for how the money actually gets spent.

FAQ

Does CEA fix estate agent commission in Singapore?

No. Commission is negotiated. Guides commonly cite ~2% for sellers and ~1% for buyers as the usual market rate — not a CEA-fixed fee. (PropertyGuru guide on agent commission.)

What's a typical fixed fee property agent Singapore charge for HDB?

As of Oct 2026 advertising: Homeseller and Fairnest list around S$1,999 + GST for HDB (Fairnest quotes S$2,178.91 incl. GST); MOGUL lists S$2,888 for HDB or a 0.8% alternative. Who hosts viewings differs.

Is 1% HDB resale agent commission still available?

Yes — Bluenest still advertises 1% + GST paid only on successful sale, with agents attending handover. Ohmyhome also lists 1% + GST full service, plus a docs-only tier if you already have a buyer. Fees and packages can change, so verify on their sites before you commit. That's how I sold in May 2021 (Bluenest).
